Do Sellers Really Need to Pay the Buyer’s Agent?

This is probably the #1 question I’m getting right now.
“Do I have to offer compensation to the buyer’s agent… or not?”
The truth is — there’s no one right answer.
It really comes down to strategy.
If you do offer it:
You’re making it easier for agents to bring their buyers.
More showings. More interest. More competition.
And often… a stronger final price.
If you don’t offer it:
You might save money upfront.
But you could also limit your buyer pool.
Some buyers will come — others won’t.
My take:
I don’t look at it as a cost — I look at it as a strategy.
Because I’ve seen it many times:
Two similar homes… one sells quickly, the other sits.
Bottom line:
You don’t have to offer it.
But if your goal is maximum exposure, stronger offers, and the best price — it’s worth considering
